The 5 reasons Tustin listings go stale

  1. You priced off last spring or off active listings. Tustin's median is down 3% year over year. Active listings show what sellers hope to get, not what buyers pay.

  4. The presentation didn't match the price. At more than $1M, buyers expect the home to be move-in ready, and they expect the photos to show it.
  5. No urgency. Without an offer deadline, buyers wait for you to cut.

How do I fix a listing that's been sitting?

  • Make one meaningful price adjustment, not a series of small ones. Several small cuts tell buyers you'll keep dropping. One correction to sold-comp value resets their attention.
  • Re-launch with an offer date. Set a clear deadline 7–10 days after the new price.
  • Offer a rate buydown credit instead of more price cuts. With rates at 7.28%, a credit that lowers the buyer's rate can do more for their monthly payment than the same dollars off the price.
  • Pre-inspect. Hand buyers a clean report up front. That takes away the reason they'd renegotiate after the inspection.
  • Get the disclosures right. As of 2026, California sellers must disclose known smoking or vaping residue (AB 455) and any digitally altered listing photos (AB 723) (Verity NHD).

How much should I drop my price?

Base it on the gap between your list price and the last 90 days of sold comps, adjusted for condition, lot, and upgrades. Don't use a percentage rule.
