You Can Renovate Ugly. You Cannot Renovate a Bad Street.
Listing photos are supposed to make you feel something.
That is fine.
But buying a house based on photos is how people end up paying top dollar for a property they will struggle to sell later.
Look Past the Staging
Buyers should evaluate:
-
Street noise and traffic
-
Lot position and privacy
-
Functional layout
-
HOA cost and financial health
-
Mello-Roos or special assessments
-
Insurance availability
-
Permitted versus unpermitted improvements
-
Roof, drainage, plumbing, electrical, and HVAC condition
-
Monthly payment after all costs
-
Comparable sales and active competition
Cosmetic vs Permanent
Old paint is cosmetic.
Bad flooring is cosmetic.
Ugly cabinets are cosmetic.
A loud road, bad lot, awkward layout, flood exposure, major insurance issue, or high carrying-cost stack is permanent.
Know the difference.
