A Lower Price Is Not Always the Better Deal
Buyers get obsessed with the purchase price.
Understandable. It is a huge number.
But in a financed transaction, the monthly payment and cash needed to close can matter more than a small price reduction.
That is why a seller credit can be more useful than simply cutting the price.
When a Seller Credit Wins
A credit can help cover allowable closing costs, prepaid costs, or a lender-approved rate buydown, subject to loan guidelines.
That can:
-
Lower the buyer’s cash to close
-
Reduce the buyer’s interest rate through a buydown
-
Make the payment workable
-
Preserve a price that supports appraisal and seller net
When a Price Reduction Wins
A price reduction may make more sense when:
-
The home is plainly overpriced
-
The buyer is paying cash
-
The buyer cannot use the available credit
-
The appraisal will not support the contract price
-
The seller needs to reset market perception
The Real Question
Do not ask, “Which one sounds better?”
Ask:
“What solves the buyer’s actual constraint while protecting the seller’s net?”
That is negotiation.
