Short answer: There's no sign of it in the citywide numbers yet. San Clemente's median sale price was $1,758,836, up 6.6% year over year through August 2026. Homes sold in a median of 32 days, 24 days faster than a year earlier. The risk is concentrated in specific properties: bluff-top, beach-adjacent, and rail-adjacent homes. What happened with the rail line?

In September 2026, high surf linked to Hurricane Marie, plus extreme high tides, overtopped the tracks and damaged the slope and protective rock.   • Natural Hazard Disclosure report: flood, fault, seismic, and fire zones for the specific parcel.
  • Geology: For bluff-top or hillside homes, get a geotechnical review, not just a home inspection.
