Followers Do Not Protect Your Money
A real estate agent can have 100,000 followers and still be unprepared for your appraisal problem.
They can have perfect videos, expensive photography, great branding, and zero ability to negotiate when the deal becomes uncomfortable.
That does not make them a bad person. It makes them a bad choice if you are hiring for a major financial decision.
You are not hiring an agent to create content. You are hiring someone to price, negotiate, communicate, manage risk, and get a transaction to closing.
NAR reports that 88% of buyers and 91% of sellers used a real estate professional in recent transactions. That number remains high because the work is not simply finding a home online or posting one for sale.nar
The hard part starts when money, emotion, deadlines, inspections, appraisal, insurance, title, and financing collide.
Social Media Has a Job
Social media matters.
It shows whether an agent understands their market, communicates clearly, and has enough local relevance for people to pay attention.
But it is an introduction—not the qualification.
NAR-cited data shows only 3% of buyers initially contacted their agent through social media. Referrals and prior relationships still dominate how people choose representation: 43% of buyers were referred by someone they know, and 66% of sellers either used a referral or worked again with a prior agent.nowbam+1
The point is simple:
A big audience can create trust. It does not prove competence.
What Actually Matters
Before hiring an agent, ask:
-
How do you price a home when active listings are sitting but good homes still sell?
-
What is your plan if the appraisal comes in low?
-
What do you do when inspection exposes a material issue?
-
Who is coordinating lender, escrow, title, insurance, and deadlines?
-
How do you identify whether a seller is motivated or merely overpriced?
-
What is your strategy when the buyer wants a credit instead of a price reduction?
-
Can you show examples of how you protected a client’s leverage?
A follower count cannot answer those questions.
The Bottom Line
Hire the agent who can get attention and handle the consequences once attention turns into a real offer.
Social media is useful. Execution is the value.
If you are buying or selling in Orange County, Inland Empire, or Los Angeles County, choose the operator—not just the influencer.
